Property management in Grand Junction, Colorado is being advised that, with the advent of 2013, new rental laws will start being enforced. For those who own property as a rental investment or those property managers who take care of rental property and its tenants, these new laws for the New Year should not be overlooked:

 

  1. As of the first of January, 2013, Senate Bill #1394, a bill that outlines requirements for smoke alarms for landlords and property managers, will take effect. The responsibility will fall to the ones who own property to install, test, and maintain smoke alarms within their residential rental property. As of January 1, 2014, all single-family residences, including rental homes, must have smoke alarms approved by a Colorado fire marshal.

  2. As of January first, 2013, all prospective tenants applying to rent or lease a unit in a rental investment property with no more than four units, must be given written disclosure notice to default by the landlord, owner, or property management company, according to Senate Bill #1191.

  3. January 1 of 2013 is also the date that Assembly Bill #2610 goes into effect. It states that if a rental property is foreclosed, the landlord or property managers must give any monthly tenant a three-month notice, in writing, to vacate.
